Woodlands is a family-owned, 4-star caravan park in Upper Sheringham on the North Norfolk coast, where we have welcomed touring guests and static caravan owners for over 40 years. Our privately owned static caravans are for sale, giving you a holiday home of your own in a quiet woodland setting close to the beaches, walks and towns of North Norfolk. Please note that all homes here are privately owned, and none are available to rent.

How much does a static caravan cost, and what will it cost to run?

Owning a holiday home is a considerable purchase, so here is an honest picture of the ongoing costs to plan for alongside the price of the caravan itself.

Site fees and what they cover

As with any holiday park where you own your caravan, there is an annual site fee. This fee covers your right to keep your home on its plot through the season, together with the day-to-day upkeep that keeps the park clean, tidy and well cared for and also includes your use of water and the waste you dispose of, both through litter and service waste.

Gas, electricity and other running costs

Alongside the site fee, it is worth budgeting for the everyday running costs of owning a holiday home. These vary depending on how often you visit and how much you use the caravan, so they are worth thinking through before you buy. The main ones to plan for are:

  • Gas and electricity, electric is metered to your caravan so you pay only for what you use. 47kg gas bottles are ordered and purchased from reception.
  • Insurance for your holiday home, which you are free to arrange yourself or through an approved provider.
  • Any other annual costs, such as safety checks, winter drain down, we are happy to talk through with you when you visit.

What are you allowed to do as an owner here?

Owning a holiday home works a little differently at every park, so here is a straight answer to the questions buyers ask us most.

Can you let out or rent your caravan?

No. Every static caravan at Woodlands is privately owned, and we do not operate a letting scheme, so homes here cannot be sublet or let out to others. This helps keep the park quiet and settled, which is one of the things owners value most about being here.

How old can your caravan be?

We do have an age policy, and it is straightforward. A privately owned caravan may remain on the park for up to 25 years from its date of manufacture. New homes are welcome regardless of age from the point they are sited. If you are buying pre-owned and want to check how long a particular caravan can stay, just ask and we will talk you through it.

The owners' season and off-season access

The owners' season at Woodlands runs from 1 March to 14 December each year. Outside those dates you are still welcome to come on site to carry out any jobs or changes to your caravan, though overnight stays are not permitted during the closed season. If you have plans for work on your home over the winter, we are happy to help you arrange it.

Bringing your pets

We are a dog-friendly park, and your pets are welcome here alongside you as an owner. With the woodland and Sheringham Park on the doorstep, there are lovely walks right from the site.

Sheringham Park

Woodlands sits in a quiet woodland setting on the edge of Sheringham Park, which is looked after by the National Trust. There are signposted walks straight from the park into the woods and parkland, which makes it an easy place to spend a morning outdoors, on foot or with the dog.

The coast and towns nearby: Sheringham, Cromer and Holt

You are well placed here for the North Norfolk coast and its towns. Sheringham and the coast are walkable in under an hour along the footpath, and the Blue Flag beaches at Sheringham and Cromer are close by. The market town of Holt is under a ten minute drive. Getting around without the car is easy too:

  • a bus runs roughly every 40 minutes from the park entrance, towards Sheringham and Cromer one way and Holt the other
  • a train runs from Sheringham to Norwich

A clean, peaceful and well-run 4-star park

Much of what we might tell you about the park, our guests tell us themselves. The thing visitors mention most often is how clean the facilities are, our shower and toilet blocks in particular. Alongside that, people regularly comment on how genuinely quiet and peaceful the site feels, even when it is busy, and how friendly and helpful our team is. As a 4-star park, that everyday care for the place, and for the people on it, is what we are proudest of.

What's included in our static caravans as standard?

Every static caravan we sell comes with the following as standard:

  • an en-suite toilet or shower room
  • double glazing
  • central heating

Individual models often add further features. Depending on the caravan, these can include:

  • a galvanised chassis
  • an integrated fridge freezer
  • a microwave or dishwasher

We regularly work with ABI, Willerby and Swift, and we are open to other makers too, so we can usually find a home to match what you have in mind. Can you order a caravan that is not currently in stock?

Yes. If nothing we have available suits you, we can order a new caravan directly from the manufacturer, including makes such as ABI, Willerby and Swift.

Are dogs allowed for static caravan owners?

Yes. Woodlands is a dog-friendly park, with woodland and Sheringham Park walks straight from the site.

Can you visit your caravan out of season?

Yes. Outside the season you are welcome to come on site to carry out jobs or changes to your caravan, though you cannot stay overnight during the closed period.
